Watching a client succeed in opening a shared housing business is truly the most rewarding part of coaching. Recently, I had the privilege of witnessing Romeo launch his shared living home, www.truewayhouse.org, and it has been an incredible journey from the very beginning.
Romeo signed up with me in October 2025, ready but understandably uncertain about where to start. Like many aspiring operators, he quickly realized that finding the right property would test both his patience and perseverance. There were frustrations. There were disappointments. A few properties looked promising — only to fall through at the last minute.
But one thing Romeo did right from day one: he followed the marketing guide step by step and stayed coachable. With Felicia’s guidance as his coach, he didn’t just “hope” for success — he executed a clear strategy.
When he found a property he really liked, I reminded him not to put all his eggs in one basket. We kept multiple options open, continued outreach, and stayed proactive. That discipline paid off.
Then I received the text I had been waiting for:
“They offered me the house!”
I was just as excited as he was.
Because Romeo had positioned himself correctly — professionally, prepared, and confident — he was in a strong negotiating position. I immediately advised him to request free rent time to set up the home. He asked. The landlord agreed. Two weeks of free rent.
That’s strategy in action.
Next came the physical setup. Bunk beds assembled. Furniture moved. Supplies delivered. Romeo’s friends pitched in, and together they transformed an empty house into a structured, welcoming shared home ready for residents.

But here’s where the marketing guide truly showed its power.
Romeo didn’t wait for residents to magically appear. He implemented the outreach system. He contacted agencies. He introduced his home professionally. He followed up.
Soon, the calls started coming in.
“An agency has clients for the house.”
“A group just toured the property.”
And then the call every operator dreams of:
“My first client just moved in.”
That momentum wasn’t luck. It was preparation meeting opportunity — guided coaching combined with consistent action.
Now I’m waiting for the next call:
“The house is full… and I’m ready to open the second one.”
If you’ve ever thought about opening a shared housing home but felt overwhelmed by the process — the property search, negotiations, setup, marketing, filling beds — you don’t have to figure it out alone.
