Keep it simple. You don't need to have a fancy flyer to hand out to agencies and places you visit. We have used this type of flyer that I made myself on Word for 15 years. It works because all the pertinent information potential clients and caseworkers want to know is on it and is easy to read. Don't forget your website URL, phone number, amenities & price when doing your own flyer.
